Seven new homes are now available at 1501-1513 Elm St.

CINCINNATI -- Single-family homes seem to be a rarity in Over-the-Rhine, but Towne Properties' home development at 15th and Elm streets will start to change that.

Towne Properties hasn't invested in residential projects in OTR since 1961 or in the urban core since its Riverside Drive townhome project in the early 2000s.

“This is a true urban revitalization project that we really wanted to be a part of," said Chad Munitz, vice president of development for Towne Properties in a news release. "This residential project offers something pretty unusual in OTR and will truly elevate the urban lifestyle."

The seven townhomes at 15th and Elm streets are adjacent to Washington Park and "designed to blend seamlessly into the established neighborhood architecture with all the modern conveniences of today’s living."

Each home boasts a 25-foot-wide floor plan with two-car garages – a rarity in Over-the-Rhine -- along with private outdoor courtyards. The home prices range from $795,000 for each of five units that are two stories including basement to $850,000 for each of two units that are three stories without basements. All homes feature an open floor plan with chef’s kitchens and high-end finishes, two or three bedrooms and 2.5 baths.

“Elm Street Row represents a significant opportunity for anyone seeking quality residential living in the heart of OTR, complete with private outdoor space and the energy of OTR’s redevelopment,” said Michael Sweeney, president at Comey and Shepherd Realtors City Office. “Elm Street Row is also right across the street from a stop on The Cincinnati Bell Connector."

Each home will be Gold LEED certified as well as tax-abated for 15 years.

Comey and Shepherd is actively selling the homes. Furnished models of the two- and three-floor homes are now available for viewing, including weekend hours; see the website here for details. Potential buyers have the opportunity to make selections to finish the remaining five properties, which are built out currently as "white box."

Imagery of the exterior and interior views, floor plans, as well as finishes and selections for the model homes can be viewed at the website here. For additional information, contact Michael Sweeney at msweeney@comey.com or (513) 235-6759.
