Fixing your credit rating

Your credit rating is a score that credit agencies use to rate your credit risk based on past delinquencies, negative payment behavior, current debt level, length of credit history, types of credit, and the number of inquiries made on your credit file. If your credit rating is poor, it can affect your ability to purchase a house. The only way to fix your credit rating is to start acting responsibly by knowing your financial limits and not spending more than you can afford. Remember that you won't be able to remove any negative credit information on your file unless it's proven inaccurate or the seven or 10-year reporting period has elapsed. Some negative information, however, can remain on your report indefinitely. As you apply with different mortgage lenders, you might consider working with a professional that can help you eliminate negative listings from your credit report that are unverifiable or inaccurate. It also helps to pay off outstanding delinquent accounts and save as much money as you can for a down payment. Even though you may have blemishes on your credit, it'll still be possible for you to get some type of mortgage, most likely one with a higher interest rate. It can actually be a smart move to purchase a home and begin the process of restoring your credit at the same time. Owning a home can give you a significant tax deduction, and if you pay your mortgage payment on time, you'll establish a positive listing on your credit record. As you work to rebuild your credit profile, be aware of credit repair companies that claim they can remove bankruptcies, liens, late payments, and bad debts from your credit file. Only the passage of time and discipline on your part can fix your credit rating.
